​It can be yours for a mere $15,000 a month, or "around $72 per square foot," reports The Real Deal. Tonic, the erstwhile avant LES performance space, was chased out of 107 Norfolk back in 2007, after rising rents in a pre-bust NYC more or less doubled over the club's nine-year lifespan. Now it houses "vacant retail" on a street that spent the past few years under construction as new condo buildings went up all along the block. Those interested and able to pay? "Restaurants, boutiques, galleries and an art bookstore"--the standard post-gentrification vultures that follow into the breach once a place like Tonic sets the process in motion.
